I also appreciate Frank’s thoughts and concerns. Given our nearly built-out community, the proposed fees and changes seem unnecessary. We should address road maintenance collectively when needed, as we are a small mountain community. The HOA should focus on maintaining the grounds and the gate. As property owners, we should take pride in our homes and landscaping and be held accountable for doing so. Excessive oversight can harm our community's vibe.
Late dues should incur fees after a grace period, which is standard. An ACC board adds value by ensuring Greystone’s vision, but approvals should be swift and without fees. I'm currently out of the country and will vote "No" on all suggested items. Requiring a notary for property owner votes also seems unneccessary. However, if required I will provide that when able if given a due date.

Currently out of the country so providing a notarized vote via mail will not feasible, for the record I am not in favor of any of the proposed changes, my vote is “no” for all proposed amendments. There was a lot of interest in having a transparent vote, with numerous people voting “no” for all proposed changes. These individuals also took the time to voice their reasoning for their “no” vote. It appears this feedback has not been welcomed and a vote is still trying to be pushed through which is a bit concerning.
